Hai s\u0103 explic eu  organizat. <\/p>\n\n\n\n<ol class=\"wp-block-list\"><li>\u00cen Rom\u00e2nia se construie\u0219te destul. Mai mult dec\u00e2t destul. <\/li><li>\u00cen Rom\u00e2nia se construie\u0219te ieftin. Nu, nu e vorba de calitatea construc\u021biei \u00een sine &#8211; rom\u00e2nii sunt pricepu\u021bi la construc\u021bii, chiar \u0219i cu blocurile cu str\u00e2mbe sau care se mai scufund\u0103 c\u00e2te un pic sau cu apartamente mici, lua\u021bi seama la cuvintele \u0103stea. Am v\u0103zut construc\u021bii noi \u00een UK. Probabil c\u0103 \u00een Germania se construie\u0219te  vizibil mai bine, dar \u00een rest, mnu prea \u0219tiu.  Dar ieftin \u00eenseamn\u0103 c\u0103 f\u0103r\u0103 infrastructur\u0103, sau pe infrastructur\u0103 modest\u0103 sau insuficient\u0103, sau \u00eenghesuit ( chiar \u0219i pentru c\u00e2t e acceptabil la blocuri). Adic\u0103 urbanismul suge r\u0103u \u00een Rom\u00e2nia, asta-i treaba \u0219i astea, ca s\u0103 le faci ca lumea, cost\u0103 mai mult dec\u00e2t locuin\u021ba \u00een sine. <\/li><li>De\u0219i avem \u00een Rom\u00e2nia credite de tip \u201dprima cas\u0103\u201d care ajut\u0103 cump\u0103r\u0103torii \u0219i mai ales b\u0103ncile s\u0103 dea credite, un aspect important e dat de dob\u00e2nzile mari la credite, care plafoneaz\u0103 suma maxim\u0103 \u00eemprumutat\u0103. Salariul mediu, \u00een Rom\u00e2nia e sub 1000 EUR net. Dou\u0103 salarii 2000E\/ lun\u0103. C\u00e2t po\u021bi s\u0103 dai la rat\u0103? Maxim 900 EUR\/ lun\u0103? Nu mai calculez \u00een lei. <br \/>Dac\u0103 iei un credit pe 25 de ani cu dob\u00e2nd\u0103 1.5% fix pe 5 ani, s\u0103 zicem , ca s\u0103 nu ai fluctua\u021bii nea\u0219teptate,  ai urm\u0103toarele scenarii. <\/p>\n\n\n\n<p>La 200,000E ai 250 E\/ lun\u0103 dob\u00e2nd\u0103 ( ini\u021bial ) \u0219i 666 returnare din principal =&gt; 916 EUR. Rezult\u0103 c\u0103 dac\u0103 ai avea dob\u00e2nzi de 1.5% \u00een Rom\u00e2nia ai putea avea valoarea medie a locuin\u021bei de familie pe la 220-230k EUR.  Da, oamenii sunt at\u00e2t de pro\u0219ti iau c\u00e2\u021bi bani le d\u0103 banca. \u0218i o dat\u0103 ce pro\u0219tii fac asta, tu nu ai de ales. <\/p>\n\n\n\n<p>Dac\u0103 dob\u00e2nda e 5% ca \u00een Rom\u00e2nia la 200,000 EUR imprumuta\u021bi ai dob\u00e2nd\u0103 833\/ lun\u0103, adunat cu 666 sare din posibilit\u0103\u021bile tale. Prin urmare prostul mediu pur \u0219i simplu nu poate \u00eemprumuta, \u00een Rom\u00e2nia, 200,000 EUR. Nu are cum. <\/p>\n\n\n\n<p>C\u00e2t poate \u00eemprumuta prostul mediu?  120,000 EUR ( 500\/ lun\u0103 dob\u00e2nd\u0103 + 400\/ lun\u0103 returnare din principal).  Asta dac\u0103 salariul mediu ar fi 1000E\/ lun\u0103 net, dar am zis c\u0103 e mai pu\u021bin. Ia vede\u021bi, cam pe unde se situeaz\u0103 apartamentul de 3 camere mediu? <\/p>\n\n\n\n<p>Restul sunt pove\u0219ti &#8211; c\u0103 pia\u021ba, c\u0103 pula mea. Nu e coaie nicio pia\u021b\u0103. \u201dNimeni\u201d nu are bani s\u0103 cumpere o cas\u0103 cu banii jos. Majoritatea iau rate \u0219i toata treaba e c\u00e2\u021bi bani pot lua de la banc\u0103 s\u0103 le mai r\u0103m\u00e2ie s\u0103 \u0219i tr\u0103iasc\u0103 \u0219i cu ce costuri. <\/p>\n\n\n\n<p>Dob\u00e2nzi mari, pre\u021buri la case mai mici, asta e tot.  V\u0103 recomand ( doar la faza asta) s\u0103-i suge\u021bi pula lui Is\u0103rescu, pentru politica monetar\u0103 proast\u0103, de-a lungul timpului \u0219i dezavantajarea cump\u0103r\u0103torilor, dimpreun\u0103 cu a \u0219p\u0103garilor de la departamentele de urbanism de prin ora\u0219e care au permis construc\u021bia de\u0219\u0103n\u021bat\u0103 peste tot ca s\u0103 pute\u021bi avea acum case ieftine. Cu excep\u021bia cazului \u00een care a\u021bi investit \u00een imobiliare \u0219i nu prea v\u0103 ies calculele. \u00cen acest caz  n-ave\u021bi dec\u00e2t s\u0103-i \u00eenjura\u021bi pe \u0103\u0219tia ca s\u0103 dea b\u0103ncile credite ieftine \u0219i s\u0103 se construiasc\u0103 mai pu\u021bin pentru ca s\u0103 se imprumute fraierii p\u00e2n\u0103 peste coaie, pentru case de c\u0103cat.  Treaba asta e amuzant\u0103. <\/p>\n\n\n\n<p>Pe de o parte, statul \u0219i b\u0103ncile v\u0103 fut ( ne fut, c\u0103 am pl\u0103tit \u0219i eu credit la cas\u0103), c\u0103 e dob\u00e2nda mare. Costul brut al unui credit de 120,000 EUR cu dob\u00e2nd\u0103 5% \u00een 25% de ani e de 75,000 EUR. Sau poate ar lua primii, dar ar cre\u0219te pre\u021burile a\u0219a cum am ar\u0103tat, p\u00e2n\u0103 la limita suportabilului. Ideea e c\u0103 atunci c\u00e2nd dob\u00e2nzile sunt mai mici dec\u00e2t cre\u0219terile salariale, ele sus\u021bin cre\u0219teri de pre\u021buri mai mari. Dac\u0103 a\u021bi luat deja credite a\u0219a mari, nu conteaz\u0103, voi sunte\u021bi la lux, la chiaburi. Eu n-a\u0219 lua, c\u0103 e vr\u0103jeal\u0103.  Dar s\u0103 trecem peste. Ideea e c\u0103 dac\u0103 a\u021bi avea dob\u00e2nzi mici, a\u021bi pl\u0103ti foarte mult pe case. Dar a\u021bi c\u00e2\u0219tiga mult pe ele. ACUMA care cump\u0103ra\u021bi la \u00eenceput, nu se \u0219tie mai \u00eencolo, copiii vo\u0219tri.  Deci dac\u0103 auzi\u021bi c\u0103 scad dob\u00e2nzile la ceva gen 1-2% &#8211; PE ELE, NU MAI STA\u021aI, c\u0103 e belit\u0103 treaba, oricum vor s\u0103ri al\u021bii \u0219i primul venit, primul servit, ultimul e \u021b\u0103puit se \u0219tiee!<\/p>\n\n\n\n<p>Dac\u0103 vre\u021bi case la pre\u021buri cinstite terbuie s\u0103 fie accesul la bani prohibitiv, adic\u0103 ei intr\u0103 la profitul b\u0103ncilor, pentru \u0103ia care se \u00eencumet\u0103 s\u0103 pl\u0103teasc\u0103 \u00een timpul alocat, e avantajat cump\u0103r\u0103torul cu cash ( c\u00e2t de c\u00e2t), \u00een schimb  nu face\u021bi mare <strong>afacere <\/strong> cu cump\u0103ratul casei. <\/p>\n\n\n\n<p>Repet, eu nu zic s\u0103 nu v\u0103 cump\u0103ra\u021bi o case, chiria\u0219ul e mereu cel mai fraier &#8211; vorbesc de investi\u021bii \u0219i pre\u021burile locuin\u021belor. <\/p>\n\n\n\n<p>Dac\u0103 nu vre\u021bi s\u0103 investi\u021bi \u00een case, vre\u021bi doar o locuin\u021b\u0103 pe care s\u0103 nu pl\u0103ti\u021bi prea mult \u0219i libertate financiar\u0103, cum e acum e cel mai bine, crede\u021bi-m\u0103 pe cuv\u00e2nt. <\/p>\n\n\n\n<p><\/p>\n","protected":false},"excerpt":{"rendered":"<p>\u0218tirea asta nu explic\u0103 nimic.
