Nu prea se aplic\u0103 \u00een Rom\u00e2nia, dec\u00e2t la asseturi digitale ( crypto \u00een termeni mai boieri\u021bi ) sau ac\u021biuni, \u00een UK se aplic\u0103 la orice asset, inclusiv la propriet\u0103\u021bi ( cu unele excep\u021bii &#8211; dac\u0103 vinzi casa cu profit s\u0103 \u00ee\u021bi cumperi alta cel pu\u021bin la fel de scump\u0103 nu e\u0219ti taxat). <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Sistemul e iar complicat . <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Rata de baz\u0103 &#8211; pentru s\u0103raci cu venituri mici \u0219i venituri din capital mici, era de 10% \u0219i se face anul \u0103sta18%. Pentru  \u0103ia cu venituri mai mari e o rat\u0103 adi\u021bional\u0103 care cre\u0219te de la 20% la 24% , ca s-o sim\u021bi \u00een tine, cre\u0219terea zic. <br \/>Aveau \u0103\u0219tia o porti\u021b\u0103 de taxe jmecher\u0103, \u201ddisposal of business release\u201d. Dac\u0103 achizi\u021bionez 100,000 criptodani ( nu \u00eencerca\u021bi s\u0103 afla\u021bi ce e asta, c\u0103-s cocalar \u0219i-mi place doar numele) cu 100,000 de dolari \u0219i la lichidarea lor fac profit 100,000 ( deci apreciere 100% pentru repeten\u021bii la matematic\u0103), o s\u0103 pl\u0103tesc  impozit pe capital gain 24,000. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Dar dac\u0103 sunt \u0219mecher cu <em>businesses, businesses, mergers and aquisitions<\/em> \u0219i \u00eenfiin\u021bez o firm\u0103, trust , s\u0103 zicem, dar merge \u0219i altfel \u0219i FIRMA AIA cump\u0103r\u0103 cryptomoneda, iar la apreciere NU V\u00c2ND monedele, ci firma cu totul &#8211; este \u201ddisposal of business release\u201d , taxe 10,000 de lire &#8211; nu m\u0103 cita\u021bi la proces, c\u0103 e doar un exemplu de ce \u00eenseamn\u0103 schema, e posibil s\u0103 fie limit\u0103ri legale cu privire la ce asseturi po\u021bi abuza a\u0219a, n-am cercetat detaliile &#8211; dar, \u00een linii mari, schema a\u0219a se joac\u0103 \u00een \u021bara asta. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Se juca, c\u00e2nd erau conservatorii pe felie, acuma sunt muncitorii. Dac\u0103 aveai o proprietate BTL ( Buy To Let) cump\u0103rat\u0103 cu credit \u0219i primeai chirie pe proprietatea aia. \u00ce\u021bi puteai deduce de la taxe o sum\u0103 din chirie egal\u0103 cu  <strong>dob\u00e2nda la rata la credit<\/strong>. \u0218tiu c\u0103 pare complicat pentru un rom\u00e2n \u0219i este, dar \u0103\u0219tia cu asta se ocup\u0103 p\u00e2n\u0103 la ultimul lache flau\u0219at, cu scheme cu bani. Dezavantaj eu, dar \u00eenv\u0103\u021b<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">De exemplu: Am achizi\u021bionat o cas\u0103 la care am o rat\u0103 de 1000 de lire lunar  \u0219i o \u00eenchiriez pe AirBNB cu 2000 de lire pe lun\u0103 &#8211; \u0103\u0219tia calculeaz\u0103 pe an, dar explic ca pentru rom\u00e2ni.  <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Dac\u0103 casa ar fi cump\u0103rat\u0103 cu cash, a\u0219 pl\u0103ti taxe la 2000 de lire pe lun\u0103 &#8211; simplu. C\u00e2t a\u0219 pl\u0103ti, depinde de ce venituri mai am eu. Dac\u0103 \u00eemi permit case de dat \u00een chirie po\u021bi s\u0103 presupui c\u0103 am venituri de impozitat cu 40%, deci 800 lunar, la stat!<br \/>Dar dac\u0103 ar fi cu credit \u0219i rata de mai sus, din care s\u0103 zicem c\u0103 500 \/ lun\u0103 ar fi dob\u00e2nda, a\u0219 pl\u0103ti taxe doar la 1000 de lire lunar  + \u00eenc\u0103 la restul 500 din rat\u0103 care nu sunt dob\u00e2nd\u0103 ci returnare de principal &#8211; avantaj beteli\u0219tii cu rate mari la banc\u0103, tr\u0103iasc\u0103 b\u0103ncile. <br \/>Dar asta NU E TOT c\u0103 \u0103\u0219tia au speculatori ( mul\u021bi, am un prieten, romulan, care avea o schem\u0103 de genul ) care iau achizi\u021bioneaz\u0103 case cu bani de la banc\u0103 \u0219i credite \u00een care se angajeaz\u0103 s\u0103 ramburseze doar dob\u00e2nda. Sun\u0103 ciudat? Nu \u00een UK, dar trebuie s-o explic c\u0103 sunte\u021bi rom\u00e2ni majoritatea. <br \/>Iei un credit ipotecar pe 5 ani la o cas\u0103 la care pl\u0103te\u0219ti avans \u0219i te angajezi ca \u00een timpul \u0103sta s\u0103 nu returnezi nimic din valoarea creditului, doar pl\u0103te\u0219ti dob\u00e2nda la el. Practic , unul din motivele pentru care am ales s\u0103 cump\u0103r\u0103m casa asta \u00een stare de c\u0103z\u0103tur\u0103 \u0219i s\u0103 b\u0103g\u0103m&#8230;. un modest 200k \u00een ea &#8230; a fost c\u0103 a picat tranzac\u021bia anterioar\u0103, pe casa <a href=\"https:\/\/www.rightmove.co.uk\/properties\/156162026#\">asta <\/a>( cred, dac\u0103 e ceva, m\u0103 va corecta so\u021bia \u0219i voi corecta) &#8211; acuma sunt 2 la v\u00e2nzare pe strada aia. N-am stat dup\u0103 el, f\u0103r\u0103 resentimente,  am g\u0103sit asta la foc automat, trebuia s\u0103 ne \u00eencadram p\u00e2n\u0103 la 1 iunie \u0219i ne-am \u00eencadrat pe sistem \u201do lu\u0103m pe asta\u201d ( bine, tot a\u0219a cu negociat pre\u021buri, c\u0103 \u0219ti\u021bi voi cum merge la mine, dar am dat un pic \u00een plus, fa\u021b\u0103 de inima mea rece). <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">C\u00e2t era taxa altfel :  5% pentru propriet\u0103\u021bile de peste, cred c\u0103 225,000 sau  250,000 la 1st time buyer. Face\u021bi voi calculul 5%  la 400k  erau taxabili ultimii 150,000 sau ceva de genul ,undeva intre 7,5 \u0219i 11k lire de plat\u0103 oricum , la simulare.  Dup\u0103 aia a fost un pic de dus intors cu taxa asta, in ultimii 4 ani, dar cert e c\u0103 acum era 0% pentru propriet\u0103\u021bile p\u00e2n\u0103 la 400k lire pentru cump\u0103r\u0103torii care-\u0219i iau prima cas\u0103 \u0219i 250,000 pentru restul.  <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Din aprilie \u0103\u0219tia o scad la 250,000 pentru first time buyers \u0219i la 125,000 pentru restul.  Lua\u021bi la pul\u0103, na. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">De TVA pe \u0219colile private <a href=\"https:\/\/catalinx.ro\/wordpress\/?p=29381\">am zis deja<\/a>.
